Due to the uncertainty of the market, buyers fears, interest rates, this home was on the market for 70 days. On the 71st day, 3 offers came in.
➡️One was really in it to win it because she had been looking and was able to really appreciate the quality this home offered her and her family.
➡️The second one was a good offer, just not as good of terms as the 1st one.
➡️The third one made the assumption that because of length of time on market, he could beat up the owner with an insulting offer.👎
A home that has been on the market over 60 days is probably a reflection of the balancing of the current market here in St Petersburg, FL. Not necessarily a desperate owner that will fall on the sword of your crap offer.
Moral of the story. If you can afford to buy, find a home you like that checks off 80-85% of the wants, needs and deal breakers of what you want in your home, jump in, negotiate fairly and get your slice of Paradise to call your own.
