First time homebuyer pain is real. How to set yourself up for success. This transaction was a wild ride of multiple offers by first time home buyers.
Offer #1
The Buyers put in an offer that was extremely unrealistic for the house (that was priced at market value). My Sellers were still willing to work with them, but we had to get to a number that would allow them to purchase their next home.
Offer #2
This was a much better offer. The buyers agent really had game, knew how to win and was a lovely human. As you can guess my sellers chose the second offer.
This sent the buyers from Offer #1 into a tailspin. Even though I was in daily communication with their agent. We asked them to review their offer to position it better. They didn’t. Then felt it was necessary to leave me a snarky bad review, even though communication with their agent had been daily. In 11 years, I have only 5 Star Reviews, so I didn’t take their frustration personally.
Here’s the plot twist. Offer #2 was a single woman, emergency room nurse who went into overwhelm thinking about taking care of the home. Her parents and realtor both advised her that it was a great deal & opportunity, but she was too scared, even with the Inspection Report being one of the cleanest I’ve ever seen. Offer Cancelled.
Normally my sellers would go back to Offer #1 and they would have won the home, but they had been so nasty, Jordan & Amanda chose to go back on market.
Offer #3
Back on market, we received another unrealistic and low offer. This time the agent was a MASSIVE liability to the buyer. She was snarky, combative & rude. Argued about very clear comps and was totally unpleasant.
Again, my sellers would have worked with her buyer, including giving him the credit towards his closing cost if he’d been reasonable and given them the price they needed to be able to do that. This is where a professional realtor helps to guide their clients to the winning hand.

Next up, another first time homebuyer. This time with a lovely, competent, professional & communicative agent who puts in an offer exactly where the sellers needed to be. He listened to me and then guided his buyer to a win/win offer. Buyer got the closing cost credit he needed and the Sellers got the price they needed.
All this because this agent took the time to talk to me and help his buyer understand the market and best ways to win.
Moral of the story is, don’t be a jerk, put in a reasonable offer, get in the game (even if there are multiple offers) AND choose an experienced, GOOD AGENT. First time home buying is extremely STRESSFUL, there are many factors to consider. That’s why who you choose as a realtor can really make or break the transaction for you.
