Be sure to set up your property fraud alert notifications at with your County Clerk. One major issue we ran into was someone put a fraudulent cloud on the title of the property, sounds simple to clear. NOPE. These people tried to hold us up for money that wasn’t theirs and that they weren’t owed. Sharing a HUGE shout out to Chris Dreger and Kevin at Search 2 Close, as they managed to get this cleared up without a law suit, which was looking like the next step.

So ya’ll think we should be in the clear after that right?
Nope next we had a dip sh*t of an FHA appraiser come back with a scary list of repairs needed. Keep in mind it’s a nicely updated house.
The appraiser said it would cost thousands. Again NOT on my watch. I had the whole thing fixed the next day for $250.
➡️That is the power of relationships and problem solving.
Ok now we’re in the clear right?
Nope. The lender who the loan was going through got bought out by a bigger company and they completely messed up the loan (their own words). There was no way to close in a timely fashion.
This left the buyer with a new baby and lease ending with no place to go in just a couple weeks and the seller hard pressed to make the mortgage.
This was not a little thing but a BIG problem for both parties.
I went back to the drawing board and came up with a plan that if the lender failed to close a 3rd time, we a solution to take care of both the buyer and the seller.
The BEST news is we CLOSED.
In trying times work together, find solutions to problems and frankly don’t be a jerk just because things get hard. Be firm, but kind and help people.
