Before I list any home, I have a strategy session with my sellers. We go through a checklist designed to maximize profits with the least cost and effort. We pull comps the day we meet, then again right before launch. We do estimated Seller-Net-Sheets so that there are fewer surprises throughout the transaction.
This prep work creates successful sales. Isabel was a beast preparing her home to sell, following through on everything we had agreed on during her strategy session. BUYERS, if you are waiting for the interest rates to drop, DON’T (that’s when home prices also go up, which is BAD for you). If you are waiting for home prices to drop more, we are not getting those market indicators here in St Pete. Maybe that is true in other places but NOW is the most balanced market we’ve had in St Pete in over 10 years. TAKE advantage of this!
