So many home buyers want to skip the sewer inspection or don’t even know HOW IMPORTANT it is when buying a home.
In 2020 I had the honor of helping Yury buy her first home and now helping her and her love Will buy THEIR first home together. Thank goodness they listened to me & got the sewer inspection!
We found them the perfect home that included a huge backyard, making their pup Nona happy and giving them room to garden.

Then the sewer scope
When you have so many expenses, so many people want to skip the sewer scope. I consider it MISSION CRITICAL when you’re spending a $$$$ for a house.
Thank goodness I’ve worked with and trust my plumber because otherwise I would have thought somebody was trying to rip off my clients.
It was tempting to skip the scope because the home had all updated PVC plumbing. We’re good, right?
NOPE. They didn’t install any of the brand new plumbing correctly
There were no plumbing vents at all. They had sealed everything off.
The brand new PVC plumbing connections had deteriorated and were not connected properly. The whole thing was a huge mess with flooring & walls needing to be ripped out & then repaired after the plumbing was fixed.
With this information we were able to go back and negotiate a $36k price reduction
Full 3% towards closing costs
All the 4 point repairs
The solar system was fully paid off.
The appraised value came in above contract!
The sellers were horrified. They had know idea that the plumbing was a disaster waiting to happen. They did not have a sewer scope when they bought the home.
