I don’t know if it is influenced by HGTV or Instagram, but many buyers want “insta perfect” and their first impression of the house can make or break the deal for them.

 

For a small investment, working on curb appeal will have big returns. Simple landscaping, regular lawn care, power washing driveway and fences, fix the wobbly handrail, all these things will make a HUGE difference in perception and value! A $5K investment can pay back 10-15K+ in profit.

 

The devil is in the details and it doesn’t have to be expensive. Make sure everything is clean and smells good. Take out the trash. Clear the clutter. Remove highly personal items. Put out a vase of flowers. PAINT. Let me repeat, PAINT. Fresh paint can really bring you the biggest bang for your buck
